Application for Architectural/Landscape Change


The purpose of this application to the Architectural Review Board (referred to henceforth as “ARB”) is to request approval of planned changes to the landscaping or the exterior of your home that will help our neighborhood remain the special and great place that appealed to all of us to live here.

If You Are Submitting a Request to ONLY Change the Color of Your Home (No request is necessary to paint your home if there is no color change):

1.    Enclose paint manufacturer color samples with this application.

2.    Identify which paint samples apply to the body of the house, trim/fascia, trim accent, doors, and fence, as applicable.

 

All Other Improvements:

1.    Your application must include a detailed description of materials proposed in your improvements in sufficient detail for proper review, as well as pictures or drawings of the proposed changes.  Where appropriate, submit samples or color photos of the material (brick, slate, wrought iron, lighting standards, etc.).  In cases requiring structural engineering changes, a stamped engineering drawing is required.  At its discretion, the ARB may ask for more information regarding your improvement during the review process.

2.    You are responsible for proper drainage design and any problems which may occur on a neighboring lot resulting from your drainage improvements.  Carefully scrutinize all drainage plans, and a drainage professional should be consulted prior to installation.

3.    Refer to the neighborhood Covenants for necessary information required for improvements such as detached structures, outdoor play equipment, pools, etc.  For these types of changes, provide diagrams, drawings, and/or photographs detailing the design, appearance, size, shape, color, type, and location (street/elevation and satellite views).  Include a description, sample, or photo of the types of material(s) to be used.

4.    IMPORTANT:  Cherokee County and/or the city of Woodstock may require plan review or permits for certain types of improvements.  The owner is solely responsible for fulfilling any review, permit, or code requirements.  City or County approval does not constitute ARB approval. If the City or County require changes to an already approved ARB request, a revised ARB request must be resubmitted for approval again.

Note:  If the submitted application is incomplete or not decipherable, the 45-day deadline for the ARB to reply is suspended until the application is completed properly and resubmitted for review.

I understand and agree that no work on my change shall commence until written approval from the ARB has been received by me.  I represent and warrant that the requested improvements strictly conform to the Covenants, and that these improvements shall be made in strict conformance with all applicable city and county regulations.

I understand and agree that neither Access Management Group, the Association Board of Directors, the Association Architectural Review Board, nor their respective members, secretaries, successors, assigns, agents, representatives, or employees shall be liable for damages or otherwise resulting from a mistake in judgment, negligence or nonfeasance, arising out of its approval or denial of this application

I understand and agree that Access Management Group, the Association Board of Directors, the Association Architectural Review Board, nor their respective members, secretaries, successors, assigns, agents, representatives, or employees deny any responsibility regarding the design, construction, or technical suitability of materials.  I hereby release and covenant not to sue any of the foregoing for any claims or damages regarding this request or the approval or denial thereof.

I hereby warrant that the work will be performed and completed per the approved plan and that any deviations that may be necessary or desired will be presented to the ARB for supplemental review and consideration.

I understand and agree that no approval by Access Management Group, the Association Board of Directors, the Association Architectural Review Board, nor their respective members, secretaries, successors, assigns, agents, representatives, or employees represents the accuracy of property boundaries and does not authorize the encroachment onto other properties. It is the applicant's responsibility to ensure all approved changes are made to their property only. 

I understand and agree that any and all costs associated with these changes are my responsibility.
